1. Service Engagement

These Terms and Conditions ("Agreement") constitute a legally binding contract between Luminous Clean LLC ("Company", "We", "Us") and the Client ("You"). By booking an appointment, accepting a quote, or allowing our team to provide services, you agree to be bound by these terms.

2. Services Provided

Luminous Clean LLC agrees to provide professional residential and/or commercial cleaning services as agreed upon in your specific booking or estimate.

Scope: We will perform the duties listed in your specific service checklist (e.g., Standard Clean, Deep Clean, Move-In/Move-Out).

Exclusions: Unless explicitly agreed to in writing, our services do not include: cleaning of bio-hazards (mold, blood, bodily fluids), heavy lifting (over 35 lbs), high-reach areas requiring ladders taller than 2 steps, or cleaning of exterior windows.

3. Pricing and Payment

Estimates: Quotes provided are estimates based on the information you provide. We reserve the right to adjust the price if the condition of the property differs significantly from the description (e.g., excessive clutter, hoarding, or post-construction debris).

Sales Tax: In accordance with Minnesota state law, residential and commercial cleaning services are subject to sales tax. This will be added to your total invoice amount.

Payment Terms: Payment is due in full at the time of service completion.

Accepted Methods: We accept [Credit Cards, Checks, Cash, Venmo/Zelle].

Late Fees: Invoices remaining unpaid after 30 days will incur a late fee of 1.5% per month (or the maximum allowed by MN law).

Returned Checks: A fee of $30.00 will be charged for any returned checks.

4. Cancellation and Rescheduling

We reserve time specifically for you. To respect our cleaners' schedules, we require the following:

Notice: You must provide at least 48 hours' notice to cancel or reschedule a cleaning.

Fees:

Less than 48 hours' notice: A fee of $50.00 will be charged.

Same-day cancellation / Lockout: If we arrive and cannot access the property, or if you cancel on the day of service, you will be charged 50% of the scheduled service rate.

5. Access and Security

Entry: You must provide a method of entry (key, door code, lockbox, or be present) for the scheduled time.

Alarms: Please disarm security systems or provide us with the code and instructions. We are not liable for false alarms triggered due to lack of instructions.

Pets: We love pets, but for their safety and ours, please secure them during the cleaning. We reserve the right to leave the property if an aggressive pet is loose; the Lockout Fee will apply.

6. Liability and Damage

Our Commitment: We treat your home/business with the utmost care. We carry General Liability Insurance.

Damage Reporting: In the rare event of damage, you must notify us within 24 hours of the service. We will repair or replace the item at our discretion.

Limitations: We are not liable for:

Damage due to faulty installation (e.g., loose artwork, blinds, or shelves).

Wear and tear resulting from the age of the item.

Damage to items of extreme value (monetary or sentimental) that were not disclosed to us prior to cleaning. Please secure these items before we arrive.

7. Satisfaction Guarantee

Your satisfaction is our priority. If you are not happy with any area we cleaned:

You must contact us within 24 hours of the service.

We will return to re-clean the specific area at no additional cost.

Refunds: We do not offer monetary refunds; our remedy is to re-clean to meet the standard.

8. Staff Safety and Conduct

Right to Refuse: Our staff has the right to leave any property where they feel unsafe due to harassment, health hazards, or aggressive behavior. Full payment will be required.

Climate Control: Please ensure the property is at a comfortable temperature (between 65°F and 78°F) while our team is working.

Non-Solicitation: You agree not to hire past or present employees of Luminous Clean LLC directly for a period of 12 months following their last day of work with us. A referral fee of $2,500.00 applies if this clause is breached, to cover the cost of recruitment and training.

9. Photography

We occasionally take before-and-after photos for training or marketing purposes. No personally identifiable information or addresses will be disclosed. If you do not wish for photos of your property to be used, please notify us in writing.

10. Governing Law

These terms shall be governed by the laws of the State of Minnesota.
